Life in Leith Ontario

In December 2012 I purchased a lot near Leith Ontario, it's located across the road from Georgian Bay and is just outside the city of Owen Sound. There's 10 acres with 600' of frontage on the county road, and about 1000' back there is 600' of river frontage. It has great possibilities as a retirement residence and place to enjoy my car hobby as everyone around here seems to be into cars.

Spring of 2013 and a few things have changed, the zoning of the lot has a height restriction on the "accessory" building which is an issue, so the house and shop are now combined into one building.

There is a bit of a delay waiting on septic bed test results and building permits, spent a bit of time cleaning up the road frontage, catching poison ivy/sumac/oak/everything growing, and making an appearance at a county council meeting to get an exemption to the one driveway per residential lot policy, was finally successful which will make for a nice layout.

In July the major work resumed with the footing preparation and footings poured.

The forms went up in two days

The foundation was poured in one day - with a lot of machinery and manpower

The forms came off the next day

Before backfilling the exterior walls are insulated to 2' below grade level on the inside as the heating system will be in-floor radiant

Backfilling is complete, ready for in floor drains and piping, then the insulation, wire mesh and heating coils before pouring the concrete

Floor drains are installed and pressurized, ready for the building inspector before covering it up

Once inspected everything is back-filled, leveled and ready for the installation and wire grid. All but the large storage bay on the end will have in-floor heat so 2" of rigid insulation is installed before the wire grid that both reinforces the concrete but will also be the framework for the PEX tubing that is installed for the heating system.
